Leak Detection and Thermal Imaging

A non-invasive moisture meter and thermal camera are used to detect leaks that may be hidden from plain sight. If left unaddressed, moisture intrusion can damage building materials over time, with repair costs increasing significantly the longer it goes unnoticed. Leak detection is especially valuable for routine maintenance and after heavy storms. In cases of recent leaks, there may be no visible signs of damage. By using a range of moisture detection tools, I can accurately assess whether an area is dry, damp, or wet.

Underfloor Robot Inspections

Robot inspections offer a safer, faster, and more cost-effective way to inspect sub-floor areas, cavities, and crawlspaces. Some homes have tight or unsafe spaces that limit physical access for inspectors. Our specialised “crawlbot” is designed to navigate these areas, capturing high-resolution video and photos for thorough evaluation. Without this technology, most inspectors can only assess from the access point—or may miss these areas entirely. Our underfloor robot service is also used by structural engineers to evaluate foundations and ground conditions when direct access is limited.

The limitation that we have with the robot are: pipes or debris on the ground greater than 50mm diameter can restrict the movement, height clearance less than 230mm, and flooding.

Insurance Assessment

I provide comprehensive building inspections for insurance purposes. As certified inspector, I provide detailed assessments of your property, including the roof, foundation, structure, and any other parts of the building. If the house is damaged, for instance due to a water leak or extreme weather conditions, I can assess the condition and create a report for insurance claims. I also provide guidance and recommendations on any repairs or renovations that may be necessary to protect your investment.

Health and Safety

Methamphetamine Testing

Don’t get caught up in the excitement of buying a new home before you have checked the property for traces of Meth or P. It is important to find out what faults the house may have such as meth or P contamination, that are perhaps not apparent in a standard house inspection. Because of the potential health risks and the effect it can have on the property value, Methamphetamine (“Meth” or “P”) contamination is a major concern when buying a property. I’ll test the house in accordance with NZS8510:2017. This means that all reports are independent of any companies that engage in cleaning or decontamination of Meth or “P” contaminated properties.
Asbestos Testing
From $300 plus GST
Asbestos is no longer used as a building material in New Zealand; however, there are still tens of thousands of homes that contain asbestos-containing materials that were used when they were built. By the mid-1980s, asbestos was no longer used in any component of house building. Therefore, if your property was built after the mid-1980s, it is highly unlikely to contain asbestos. Prior to that time, asbestos was used as a component of textured ceilings, such as “porridge or popcorn ceilings”. Asbestos was also used as a component of asbestos cement, which was used as cladding in sheet form or as weatherboards, plain and profiled “fibrolite”. Asbestos cement was also used as a roofing material, having a corrugated profile similar to that of galvanized iron roofing used today. Older vinyl floor coverings such as sheet vinyl or tiles often contained asbestos.
Are these products dangerous to your health? As long as the asbestos products described remain intact and are not treated in a way that produces dust, there is no real danger. There is certainly no need to panic or be scared of these products. I can have the materials tested for Asbestos if you are concerned.

In July 2019, the healthy homes standard introduced specific and minimum standards for heating, insulation, ventilation, moisture and drainage, and draught stopping in rental properties. Ensure your investment is up to standard with a Healthy Homes Compliance Inspections and report.
